Showcase Your Listings Online For Less

Ann BrownIn talking with many REALTORS® across the county, the question is the same: "How do we showcase our listings without spending a lot of money?"

Although the real estate market is beginning to show signs of life again, many agents don't have an unlimited budget to advertise properties. Here are three excellent free or low cost ways to get your listings online and in front of a large audience of potential home buyers that will also keep your home sellers happy.

Postlets.com – A "postlet" is simply a dedicated, search-optimized landing page with a unique URL. You can use it in your marketing campaigns and share it on various websites including Facebook, Frontdoor, Oodle, Trulia, Yahoo Real Estate and Zillow. You can choose from a variety of themes and colors, and each Postlet is integrated with maps. Postlets also come in 10 stylish themes complete with school info, a mortgage calculator and other tools.

With the free version, you can upload up to six photos and choose between 10 different themes. You can't upload your company logo, but you can add your personal photo. You can also add external links, your own HTML code, widgets and tracking code/analytics – all with the free version.

FindMyRoof.com – As an agent, you can easily add your listings on FindMyRoof.com with its do-it-yourself real estate listing platform. Your listings can include photos, a custom description and lots of detailed information about the features of the property. The listing includes several clickable links, such as neighborhood information and maps. Your name, company and phone number appear on the listing as well.

The site is 100 percent free for up to 10 listings posted, and it's another great way to get your listings online and in front of more potential buyers.

RealBird.com
 – The RealBird® Listing site is an easy-to-use and powerful online, social media and mobile listing marketing platform. Simply enter your listings, and with a few clicks, you can distribute them to classified sites, blogs and many social media sites. They offer a free version, but for less than $100 a year, you can upgrade to the Pro version and get more features and no advertisements on your listings.

A big plus with RealBird.com is that you'll get a QR code for each listing you enter. With more and more people using mobile devices to conduct business and manage their lives, the automatic QR code for your listings is simply a very smart business move. Once the user scans the QR code of your listing, they'll see the fully branded property, your phone number and more.

Even in this tough market, you can keep your sellers happy and advertise all over the internet for very little money. It takes a little creativity and some time to enter your listings, but it's well worth the effort. Choose the sites that work best for you, and remember, all three of the sites we talked about here will syndicate your listings on various other real estate sites. In the long run, that will save you a lot of time and will also enable you to demonstrate to your sellers that their home is showcased online in many places for maximum exposure.
