Devising Your Bulletproof Real Estate Battle Plan
Whether you knew it or not, when you decided to get into real estate, you signed up to venture out on a battlefield. Not the kind strewn with camo fatigues and full metal jackets, but you still signed up to hang around in some often dark and lonely trenches – the trenches of exhausting work, stacks of contracts, little sleep, make-it-or-break-it deadlines, never-ending escrows, unsatisfiable clients, and intellectual combat on the real estate battlefield.
All that stress and warfare can make it especially tough to reach your goals. And no matter how great and how S.M.A.R.T. ² your goals are, simply creating them and writing them down does nothing toward actually achieving them. If you want to outshine, out-recruit, and outsell the competition this year, you must first out-smart them by creating a strategic plan that guarantees a win on the real estate battlefield. Then, you must tackle your goals with tactical precision as a well-trained soldier approaching a battle would, spending the majority of your time and energy executing on your action plan. To ensure victory, create your plan as a highly-detailed, bulletproof battle plan because every great real estate professional has a target on their back.
Create Tactics (Sub-Goals)
For each big goal you have, devise a strategic plan by first breaking it down into smaller, manageable, but very actionable sub-goals. Some sub-goals may be project-based such as implementing an advanced CRM system to stay better connected with your leads, past clients, and current clients. Other sub-goals may be behavior-based such as spending more time lead generating each day as part of your business growth goal.
You could potentially break up each sub-goal into both a project action plan and a behavior action plan. For example, if you want to improve your social media outreach, your project action plan might involve creating an Instagram business account. Part of your behavior plan for that goal might include habitually posting daily.
For each sub-goal you have, identify the milestone you would need to reach by the end of each month to ultimately accomplish that goal. Then, break those milestones down into action items you must do on a daily and/or weekly basis. Those specific actions are the tactics you will use to execute your battle plan. When creating those action items, consider exactly what needs to be done, in what order, using which tools, resources, and personnel, and how long each action item should take. Timing is everything. It wouldn’t be wise to draw hundreds of people to your website via a marketing campaign when you’re waist deep in redesigning your website and ironing out the kinks.
Plan Your Maneuvers (Action Items)
Once you’ve figured out what needs to be done, in what order, using which tools and personnel, and how long each action item should take, schedule those action items on your calendar. You’d be doing yourself a great disservice if you only time-block half an hour for social media each day when it takes you half an hour just to reply to new inquiries on your different platforms. Take it from Crawford, Greenewalt, and DuPont who said, "One hour spent planning is worth four hours of execution." When devising your bulletproof battle plan, lay the groundwork for your win by assessing your current situation and hammering out the details that must be addressed before setting out to execute your plan.
At the end of each quarter, review the strategic plan you implemented. If it was not effective, adjust your tactics. Battle plans are important but they aren’t flawless because new information is gained all the time, much of which if acted upon, could produce a better outcome. Just as a soldier going into a war zone, approach your goal cautiously and be flexible with your plan when called for. Don’t become so rooted in it that you refuse to acknowledge advancements in technology, the loss of key employees, current market trends, or a swiftly changing economy. What matters is the end result. Review your plan and adjust it as necessary to tackle unforeseen obstacles, address new information, and ensure you still achieve desired results.
Running a real estate business is no easy task. It has its extreme highs but certainly its low lows as well. Many entrepreneurs don’t succeed and wind up waving the white flag. They settle back into corporate America and feel disloyal to their dreams. Don’t let that be you. Don’t let the missile fire of stress, fatigue, deadlines, pressure to network, sellers deciding to stay, buyers walking away, client complaints, budgets, and uncertainty make a devastating mark on your business aspirations. Work backwards from your big, strategic goals to create tactical, bullet-proof battle plans that will ensure you endless victories on the real estate battlefield.
